Rental Payment and Deposit: A deposit of 20% of the total rental payment must be received to secure the reservation. The balance of the rental payment and damage deposit must be received 30 days prior to arrival.
Damage Deposit: A damage deposit will be assessed on a per property basis. Renter agrees to leave the property in the same condition as at the beginning of the rental period. Any damages are the renter’s responsibility and must be reported to the owner immediately. The damage deposit will be refunded within 7 – 14 days of your departure so long as the property and furnishings have been left in the same condition as received, normal wear excepted. An inspection will be done after departure by owner or owner’s representative. The owners reserve the right to require additional compensation in the event damage or cleaning costs exceed the deposit amount, or any items are removed.
Arrival and Departure Times: Check in time is after 4:00 p.m on arrival day and check out time is before 10:00 a.m. on day of departure. If you need an exception to this, please contact us and we will make every effort to accommodate your requests according to necessary cleaning and other guests’ timeframes.
Maid Service: No maid service is provided during your stay. Sufficient linens and towels are provided. Each property contains a washer & dryer.
Keys: Upon receipt of your final payment, the combination for the lock box (containing front door key) will be sent to you along with directions and final information.
Restrictions: Please, pets are not allowed in the properties unless specifically stated. There is also no smoking in any the of the properties.
Number of People: The number of people staying overnight in the property shall be limited to the number agreed to as set forth in our contract.
Cancellation Policy: If renter needs to cancel the reservation before 45 days prior to arrival, the entire deposit will be refunded. If cancellation is made within 45 days, any monies paid will be held. Owners will make every attempt to rebook. If the property is rented during this time, a refund will be made based on whether there is loss of income. If there is no loss, the refund will be the full amount minus a $25 handling fee. If there is a loss, that loss will also be deducted. If the renter has not paid balance due 29 days prior to arrival, the reservation is subject to cancellation with no refund.
Recreational Equipment: We request that all recreational equipment (i.e. bikes, skis) be kept outside of each property, or in designated storage areas.
Termination. The owners reserve the right to terminate this agreement and require that the renters vacate the property immediately if the property is being used for unlawful purposes or for any violation of the terms of this agreement.
Liability Limitation: A. In the unlikely event that the owner is unable to deliver the property to the renter under this lease agreement prior to occupancy due to fire, acts of nature or any other reason, the owner’s sole liability will be a full refund of any monies paid. The owner shall not be held liable for any secondary damages or expenses. B. Renter understands that there are inherent risks in any property including such features as hot tubs, fire places and the owner shall not be held responsible for any injury to renter or renter’s guests, except in the case of negligence. C. Renter shall not be entitled to any refund due to acts of nature, delay in check in, unfavorable weather, disruption of utility service, nearby construction noise, hot tub malfunction or any other situation not under the owner’s control.
